Evaluating Off-Plan Developments: A Buyer's Checklist

Before any off-plan development reaches a client shortlist, our team reviews the developer's delivery track record, the payment plan structure, and the underlying land title — three checks that eliminate a meaningful share of projects we are approached with.

Payment plan structure deserves particular scrutiny. A 60/40 plan with a modest handover-linked balance carries very different risk from an 80/20 plan requiring the bulk of capital before completion.

We also model exit liquidity at handover: which developments are likely to see genuine end-user demand versus speculative resale pressure from the initial buyer pool. That distinction shapes which projects we present to clients focused on capital preservation.
